ADELANTO ALQUILER S.L facilitates advances on rental income and acts as an intermediary between users who request it on the website and institutions, investment funds, private banking, private capital, or individuals.

We act as intermediaries, collecting necessary information from users to carry out the transfer of income or rental rights in exchange for partial or total advances of said income. It is important to note that Adelanto Rent S.L does not offer financial advisory services, but rather acts only as a facilitator in the rent advance process.

The tenant is not directly involved in the rent advance process.

Fill out the owner form and a specialized agent will contact you as soon as possible and request the necessary documentation and once the information is received, you will receive the money in your bank account within 24/48 hours.

The company evaluates the request and determines how many monthly rent payments can be advanced (until the end of the current contract or up to 60 months).

In order to request an advance on rental income, ADELANTOALQUILER carries out a study of your rental contract and the solvency of the tenant who rents your property.

This must present their latest payslips or their employment contract with a duration of more than one year. In the case of being self-employed, you will have to show the annual income tax return, registration as self-employed and certificate of being up to date with social security.

Verification of the tenant’s rent payment for the time they have been living in the property, that payments are made before the 5th of each month.

When assessing the risk of non-payment of rent, as a rule, a tenant will not pass the test if his monthly payment is equal to or greater than 40% of his monthly income.

In the event that he is a new tenant, he will have to have non-payment insurance that the tenant can provide or ADELANTOALQUILER will be in charge of hiring it, deducting the amount of the insurance from the landlord.

Be up to date on the mortgage payment if the property has one.

Proof of payment of the last 6 rents, if applicable, proof of insurance payment, proof of mortgage payment (if applicable), certificate of being up to date with social security, last I.B.I paid.

Non-payment of rent insurance when the property is rented and has not been contracted will not be required, if the tenant meets the requirements and has been in the property for more than 12 months, it will be required for new tenants and will be paid by the landlord or deducted from the advancement.

Home insurance if the owner has it and if he did not have it, ADELANTOALQUILER would take out it and it would be discounted to the owner.
